Homes In St. Augustine, and other fun stuff!

5 Laws of Sales

My frSales Sucessiend and WCR associate, Ricki Taylor, with Synovus Mortgage, Inc. is pretty awesome. She sends me motivational messages that really keep me moving - and thinking!

Sales, the highest and often the lowest paid profession in the world, and according to some the most exciting (yes!) when homes are selling, and the most depressing when they are not.

Today she offered Five Laws of Sales:

An objection in motion tends to stay in motion- In sales it is called the "Law of Momentum." When things are going well for you in sales, take advantage of your hard work, good fortune and positive motivation to take more action! The famous humorist Will Rogers said, "Even if you are on the right track, you'll get run over if you just sit there!"

For every action, there is an equal and opposite reaction- In sales it is the "Law of Numbers." The more action you take (sales contacts, marketing efforts, networking, meetings, phone calls) the opposite reaction is the people you contact take action and buy.

In order for an object to change direction, a force must be acted upon it. In sales this is "The Law of Decision." Nothing happens until you take action. You have to take action daily or you get two days behind! Oprah Winfrey said, "It doesn't matter who you are, where you come from. The ability to triumph begins with you. Always." Make the decision today to take just one extra action!

The amount of passion you feel about something determines the amount of action you will take. This is not a law of physics but it is a key ingredient in sales success. If you are not passionate about helping people, sales will get old fast! Earl Nightingale said, "The key that unlocks energy is desire. It's also the key to a long and interesting life. If we expect to create any drive, any real force within ourselves, we have to get excited!"

The final law is the "Law of Learning." The more we know about our profession, our prospects, new innovations and even ourselves the more success we will find in life. When you are through learning, you are through! Make these five laws work for you and unlimited success will be yours beyond your wildest dreams.

I find selling homes in St. Augustine to be one most rewarding. Of course when that Short Sale deal falls through, or an appraisal does not come in at the right price, it is frustrating. I am fortunate to have friends in the business who can help keep me excited and my passion for selling real estate burning.

Locals have all seen the bumper stickers -- St. Augustine a Sleepy Fishing Village.... but St. Augustine Beach, incorporated in 1959, was never really a fishing village and anything but sleepy. Long-time residents recall that the beach was quite the exciting place to be. The hard packed sand was wide enough for planes to land and cars to race on. There were even polo games with autos in lieu of ponies.

Today the only planes you will see are in the sky and beach polo has been replaced with Frisbee tossing and paddle tennis. Additionally, The St. Augustine Beach Pier Park, located directly across from Seaside at Anastasia Resort Condominiums, offers a variety of fun activities such as the Wed. Farmers Market, Music by the Sea Concerts, fishing on the pier, Volleyball, and a new Splash Park for the kiddies.

As St. Augustine Beach celebrates its 50th birthday this year more and more visitors are discovering why so many of us have decided to call this home. The reasonable prices of Homes in St. Augustine and St. Augustine Beach, top rated public school systems and tropical climate are enticing. That is why I moved here in 1978 and why I am living here today. I love St. Augustine, fishing village or not.

Final Closeout successful in Beautiful SeaGrove at St. Augustine Beach

A few remaining townhomes signal a successful closeout at SeaGove at St. Augustine Beach on Anastasia Island. Priced to sell, the homes at SeaGrove offer the perfect mix of intimate, small-town friendliness, coupled with superb location, sophisticated design and wonderful amenities.

The Luxury Condominiums of SeaGrove were carefully designed and solidly built with the finest materials and outstanding craftsmanship. Concrete block construction is extremely important to many buyers who are looking at homes in St. Augustine. I attribute the quality construction and unique island neighborhood to the successful developer close-out.

The homes are designed with distinct elevations and floor plans, all featuring porches and balconies, exposed rafters, attached garages and metal roofs to evoke the Florida style of architecture throughout the neighborhood.

With over 2,200 square feet of living area, the beautiful three-bedroom town home offers the ultimate guest suite, with loft like sitting area and private Juliette balconies. The large open kitchen features stainless appliances and expansive inlaid granite countertops. The private Master suite boasts a luxurious bath with garden tub and large tiled shower. The oversized lanai is great for outdoor entertaining or just relaxing.

Close-out pricing starts at $279,900.At SeaGrove, the day can begin with a refreshing run on the beach or a walk to the Town Center coffee shop for breakfast. Relax and learn in the nearby public library, or shop at the art gallery. You can also take hiking trails along the marsh, swim or sun at the pool pavilion or launch a kayak at the boat ramp. There is even a full service US post office in the Town Center.

The unique community offers such as delightful appeal with tree-lined streets leading to the quaint shops, cafe, gallery and pocket parks. SeaGrove has become quickly known for a unique, tranquil lifestyle.

Visit SeaGrove to see for yourself and take advantage of this closeout opportunity for new home ownership in a terrific beach side location. For more information contact Marjorie Taylor at (904) 591-9121

Florida Trend - Florida's Source For Business News#link3#link3#link3: "Countrywide's Promised Loan Relief Falling Short for Many
As part of a settlement, a now-defunct subprime mortgage giant promised $1 billion in mortgage relief to its legions of struggling Florida customers. Now, eight months later, borrowers trapped in problem loans say Countrywide Financial is not living up to the terms of the $8.4 billion deal. The loan modifications were part of a settlement reached with Florida and 10 other states that allowed Countrywide, which merged with Bank of America a year ago, to avoid prosecution for allegedly using deceptive sales and marketing practices to sell borrowers risky, high-cost mortgages. Home Sales Up?

Home Sales are up... ?

I've been seeing more buyer in the last month. I said that the month before that, and the month before that. With five homes under contract to close in the next 30 days, I believe that the market in St. Augustine Florida is stabilizing.

I read an article in our local local newspaper, the St. Augustine Record, that quoted National Association of REALTORS (NAR) reported "the seasonally adjusted annual sales rate of existing homes in June was up 3.6 percent over May." Does that mean we are on the way to a recovery?

Read the article and see for your self
